IDEAL AGENT earns a referral fee from the agent's brokerage when a transaction closes — and only when it closes. The matching service is always free to sellers, and if your home doesn't sell, IDEAL AGENT makes nothing. We never charge consumers directly.

How does IDEAL AGENT work?

You share a few details about your home and your goals, and IDEAL AGENT's algorithm matches you with up to two top-performing local agents — no long list of strangers to sort through. Your matched agent reaches out directly to schedule a conversation and walk you through next steps.

How do I get started?

Submit your address and a few property details through the "Find a Top Agent" form on our site. Your matched agent will reach out directly to introduce themselves and discuss your home sale.

How long does it take to get matched with an agent?

Typically the same day — but no longer than one business day after you submit your information.

Do I have to sign a contract with IDEAL AGENT?

No. Getting matched is completely free and there's no commitment to IDEAL AGENT at any point. If you decide to move forward with one of your matched agents, you'll sign a standard listing agreement with that agent's brokerage — not with IDEAL AGENT.

Cost & Commission

How much does it cost to sell with IDEAL AGENT?

IDEAL AGENT agents list residential properties for a 2% listing commission — well below the traditional 3% sellers typically pay on the listing side. For homes valued under $200,000, a flat fee of $4,000 applies instead. This commission is paid to your agent's brokerage as part of your listing agreement.

How much will I save compared to a traditional agent?

On a $400,000 home, a traditional listing commission of 3% would cost $12,000. With IDEAL AGENT's 2% rate, you'd pay $8,000 — saving $4,000 on that side alone. Savings scale with your home's value.

Is the 2% the total commission I'll pay?

The 2% (or $4,000 flat fee for homes under $200,000) covers your listing agent's commission. Sellers typically also offer a separate commission to the buyer's agent — your agent will walk you through how that's structured in your local market and help you decide what to offer. If a buyer comes in directly through your home's marketing without their own agent, your IDEAL AGENT agent handles the full transaction for 2% total — no buyer's agent commission on top.

Who sets the buyer's agent commission?

You do, with guidance from your agent. IDEAL AGENT does not pre-set a buyer's agent commission — it's negotiable, and your agent will advise you on what's competitive in your market. And if a buyer comes in directly without their own agent, there's no buyer's commission at all — your IDEAL AGENT agent handles the full transaction for the same 2%.

We actively monitor ratings and customer feedback throughout every transaction, and agents who don't meet our standards are removed from the network. You're not just getting a good agent — you're getting one who has earned their place and wants to keep it.

Will my agent know my specific neighborhood?

Yes. Agents are matched based on local market expertise. Your agent will have proven experience selling homes in your area.

Will a lower commission mean my agent is less motivated to sell my home?

No. Our agents agree to reduce their commission because IDEAL AGENT delivers them a steady stream of high-quality, ready-to-sell clients through our multi-million dollar marketing campaigns — business they'd otherwise have to find on their own. They're motivated to perform because high ratings in our network means more referrals. You get a top-1% agent giving full effort, and the savings come from our model — not from any reduction in service.

Is my agent an employee of IDEAL AGENT?

No. Your agent works for their own brokerage and represents you directly throughout the listing process. IDEAL AGENT matches you with independent top-performers — you get the benefit of a vetted, proven agent without paying for the overhead of a traditional firm.

Can I request a different agent if it's not a good fit?

Yes. Just let us know and we'll connect you with another agent in the network for your area.

Am I obligated to list with the agent I'm matched with?

No. There's no obligation at any point. You can interview your matched agent, ask questions, and decide whether to move forward — the choice is always yours.

What if something goes wrong with my agent?

Reach out to IDEAL AGENT directly and we'll step in. We monitor agent performance and are here to resolve issues or connect you with a different agent if needed. Working with IDEAL AGENT means you have an advocate in your corner throughout the entire process — not just at the start.

The Selling Process

What services does my agent provide?

Your agent provides full-service representation from start to finish — including a pricing strategy, professional photography, MLS listing, exposure on all major real estate platforms (Zillow, Realtor.com, etc.), showings coordination, offer negotiation, and support through closing.

Will I get professional photos?

Yes. Professional photography is included as part of the full-service listing experience with IDEAL AGENT.

How will my home be marketed?

Your home will be listed on the MLS and showcased on every major real estate platform, giving it maximum exposure to buyers. Your agent will develop a pricing and marketing strategy designed to drive competitive offers.

What happens after I sign a listing agreement?

Your agent takes it from there — coordinating photography, listing your home, scheduling showings, reviewing offers, and guiding you through negotiation and closing, while IDEAL AGENT's team stays available if you have any questions along the way.

Commission & Recent Rule Changes

How have recent commission rule changes affected selling a home?

In August 2024, new rules from the National Association of Realtors (NAR) went into effect with two key changes: sellers are no longer required to offer a buyer's agent commission on the MLS, and buyers must now sign a written agreement with their agent before touring homes. In practice, most sellers still offer buyer agent compensation because it's the most effective way to attract buyers and sell quickly. Your IDEAL AGENT agent will walk you through what makes sense for your market.

Have commission rates gone down since the NAR settlement?

Not significantly. Despite the rule changes, commission rates have remained largely stable — and in some markets have actually increased. The settlement created more transparency around how agents are compensated, but it didn't drive down market rates. The most reliable way to save on commission is to work with a service like IDEAL AGENT that has already negotiated a 2% listing rate on your behalf.

Do I still need to pay the buyer's agent?

You're not required to, but it's generally advisable. Offering a competitive buyer's agent commission gives more buyers the ability to make an offer — especially those who can't cover their agent's fee out of pocket. Your agent will advise you on what's standard in your local market and help you make the right call for your situation.

Are real estate commissions negotiable?

Yes, always. There is no legally required commission rate — all agent fees are negotiable. Property Eligibility

Does the 2% commission apply to all property types?

The 2% rate applies to residential properties, including single-family homes, condos, and townhomes. We can also help with land and commercial properties, though those may fall outside the 2% listing commission depending on the value and location. Does IDEAL AGENT work with mobile or manufactured homes?

Yes, with one requirement: you must own the land the home sits on. If the land is leased or owned separately — for example, in a mobile home park — we're unable to assist with that property.
